Fibra MTY Acquires Industrial Property in Guanajuato for $24.1 Million

The property is fully occupied by a global company involved in the automotive supply chain. According to company information, the real estate investment trust, listed on the Mexican Stock Exchange under the ticker FMTY14, funded the transaction with available cash. The operation was previously announced in June 2026 and formalized on August 4. This acquisition expands Fibra MTY’s industrial presence in the Bajío manufacturing corridor, a region associated with automotive production, exports, and supply chains.
Fibra MTY Incorporates a Class A Industrial Warehouse
The acquired asset is a Class A industrial warehouse with a Gross Leasable Area of approximately 28,000 square meters. Additionally, the construction sits on a 96,500 square meter plot of land. It was reported that the property is fully leased by a global company with an international presence and involvement in the automotive supply chain. Fibra MTY did not disclose the identity of the occupying company. However, it stated that the asset is located within the Bajío manufacturing corridor, one of Mexico’s primary regions for vehicle and component production and export.
Contract Guarantees an Initial 10-Year Term
The purchase was executed through a simultaneous sale and leaseback agreement. Under this model, the owner-occupier sells the property and remains in the facility as a tenant. This mechanism allows the occupying company to unlock capital previously tied up in real estate while maintaining operations within the same property. For the buyer, it represents the acquisition of an asset with an active lease agreement. The agreement has a mandatory initial term of 10 years and is denominated in U.S. dollars. It also includes annual increases linked to the U.S. Consumer Price Index.
Fibra MTY Property to Generate $2.1 Million Annually
Fibra MTY estimates that the property will generate Net Operating Income of approximately $2.1 million during the first 12 months following its acquisition. Net Operating Income represents the property’s income after deducting expenses necessary for its operation, but before considering financial costs, corporate taxes, depreciation, and other items.
Transaction Includes a $3 Million Deferred Payment
The consideration was divided into two parts. Fibra MTY made an initial payment of $21.1 million at the closing of the transaction. This disbursement represents 87.6% of the total agreed-upon value. The remaining $3 million, equivalent to 12.4%, will be paid two years after the signing. The second payment will be contingent upon the fulfillment of the conditions stipulated in the contract. The transaction injects real estate capital into Guanajuato’s industrial market, where the automotive industry maintains a significant presence through assembly plants, component manufacturers, logistics companies, and specialized suppliers.
