FIBRA investments are taking on a new dimension for Querétaro. Pension funds (Afores) hold approximately 270 billion pesos in these vehicles, while the state is experiencing demand for industrial warehouses, new developments, and specialized projects such as data centers.

Resources invested in Real Estate Investment Trusts (FIBRAs) represent 3.13% of the assets managed by Afores, according to information presented during Fibra Day 2026, organized by the Mexican Association of Real Estate FIBRAs (AMEFIBRA). Francisco Martínez, Director of Investments at Afore Coppel, estimated that the capital available for these instruments could double by 2031. This projection assumes FIBRAs will maintain their current portfolio allocation and that retirement savings will continue to grow.

How is FIBRA Investment Growing?

FIBRAs attract investor capital to acquire, develop, and operate income-generating properties. Their portfolios include industrial warehouses, shopping centers, offices, hotels, and logistics spaces.

The advancement of institutional investment is reflected in these figures:

  • Afores held approximately five billion pesos invested in FIBRAs in 2011.
  • Investment reached around 270 billion pesos in 2026.
  • These instruments account for 3.13% of assets managed by Afores.
  • National occupancy in the industrial real estate sector exceeds 91%, according to JLL Mexico.

Representatives from Afore SURA, Afore Coppel, and JLL Mexico identified opportunities in industrial parks, energy solutions, data centers, offices, hospitality, and commercial spaces. They also noted that artificial intelligence, technology spending, and the reorganization of production chains are modifying real estate demand.

Querétaro Attracts Industrial Real Estate Capital

Querétaro’s industrial market closed the first quarter of 2026 with net absorption close to 287,000 square meters and 458,000 square meters under construction, according to Colliers.

Demand is shifting towards specialized formats. The consultancy reported growth in industrial micro-parks and increased activity in the

corridor, along with new requirements associated with data centers. Rents maintained an upward trajectory with controlled availability.

FIBRA participation in the state already has a precedent.

acquired six warehouses in the Aerotech Industrial Park in 2024 for 83.3 million dollars. The portfolio is located two kilometers from Querétaro International Airport and houses companies in the aerospace, mining, and packaging sectors.

Segments that could attract capital include:

  • Warehouses for manufacturing and logistics operations.
  • Micro-parks aimed at small and medium-sized enterprises.
  • Data center facilities.
  • Energy infrastructure within industrial parks.
  • Expansions in the Airport corridor.
  • Modernization and environmental certification of properties.

New Framework for Infrastructure Financing

Federal legislation published on April 9, 2026, incorporated special purpose vehicles and mixed-participation schemes for projects in energy, transportation, water, health, education, and technology. These structures can facilitate the participation of pension funds, insurance companies, and other institutional investors.

Their operation still depends on regulations, guidelines from the Ministry of Finance, and the selection of eligible projects. For Querétaro, the new framework aligns with an expanding real estate market and needs for energy and connectivity tied to industrial growth.
