Monterrey Property Tax Collection Begins: Payment Methods and Discount Opportunities
Monterrey's Property Tax collection began early on January 1, 2026, driven by high citizen turnout and a strategy to boost municipal revenue and public trust.
Property Tax collection in Monterrey commenced on the first day of 2026 with an early start for collection points, which began operations at 5:22 AM. This decision responded to high citizen turnout and a strategy to strengthen municipal tax revenue. This trend is observed within a context of increased tax compliance and confidence in the local administration.
Why Did the Municipality Decide to Advance the Start of Collection?
The Municipal Treasury had planned to begin Property Tax collection at 8:00 AM. However, the early presence of taxpayers prompted an operational adjustment. Nazario Salinas Malo —the municipality’s Director General of Finance— explained that the measure prevented unnecessary waiting times.
This early start reflects a management approach focused on citizen service. Furthermore, it confirms the relevance of Property Tax as one of the municipality’s primary sources of own-source revenue. These funds support public services and priority projects.
What Does the Level of Property Tax Compliance in Monterrey Reveal?
Official figures also indicate that nearly 70% of taxpayers in Monterrey comply with Property Tax payments. This percentage increased by 10 percentage points compared to the previous year. This increase represents thousands of additional citizens who fulfilled this tax obligation.
According to Salinas Malo, this progress reflects citizen confidence in the administration led by Mayor

What Options Do Citizens Have for Paying Property Tax in 2026?
As of January 1, 2026, taxpayers can pay Property Tax in person or online. Municipal Treasury offices are open Monday to Friday from 8:00 AM to 5:00 PM, and Saturdays from 8:00 AM to 1:00 PM.
However, the municipality promotes the use of digital platforms. Through the portal www.monterrey.gob.mx, payment can be made using the cadastral file number, eliminating the need for physical travel. This option streamlines the process and reduces congestion at physical modules.
Tax Discounts
Additionally, throughout January, the municipality offers a standard 15% discount on Property Tax. Furthermore, those who pay for the entire 2026 fiscal year this month receive an additional 2.5%. If payment is made online, an extra 5% is added. In total, the incentive can reach up to a 22.5% discount. To access these benefits, taxpayers must be current on their payments.
This policy aims to incentivize early payment. It also strengthens municipal liquidity from the beginning of the year.
How Did Property Tax Impact Monterrey’s Revenue in 2025?
Finally, during 2025, the Monterrey Treasury collected 1,760 million pesos from Property Tax. This figure represented a 20% increase compared to the previous year.
